BPG were appointed by a private client to administer the completion of their new build property after the original contractor (and Architect) had ceased trading and gone into liquidation.

Initially we prepared a schedule of completion works and then negotiated an open-book contract with the locally based contractor/developer C G Fry & Son Ltd.

The property had been designed to Passivhaus standards and whilst the structure and many of the components had been installed, the fittings, finishes and services were incomplete and none of the works outside the main structural enclosure had commenced.  Furthermore, the existing building threw up a number of unexpected challenges, all of which we have had to overcome whilst trying to limit the client’s exposure to unforeseen additional costs.

It was particularly important that all the systems and services were properly commissioned so that they were fully operational and worked together in the way that was intended, to minimise energy consumption.  Features incorporated within the building include: high levels of thermal insulation, photovoltaic panels and solar collectors, underfloor heating, heat recovery and a whole home ventilation system, rainwater harvesting and a bio-digester drainage system.

The whole building which overlooks Lyme Bay is set-off by major landscaping works incorporating locally sourced Purbeck and Portland Stone.
